Manufactured homes — sometimes called mobile homes — are an increasingly popular and affordable path to homeownership. But financing them is different from financing a traditional site-built home, and it's important to understand those differences.
The biggest factor is whether the home is classified as real property or personal property. If the manufactured home is permanently affixed to land that you own, it can typically be financed with a traditional mortgage. If it's on leased land or not permanently affixed, you may need a chattel loan or a specialized manufactured home program.
Down payment requirements vary by program. FHA loans for manufactured homes may require as little as 3.5% down, while conventional programs may require more. VA loans can also be used for manufactured homes that meet certain requirements.
The age and condition of the home matter too. Most lenders require the home to have been built after June 15, 1976 — the date HUD standards for manufactured housing took effect.
